Not all houses are created alike. The new breed of houses are mostly minimalist, with glass panels making up the windows and walls, floors with nary a carpet in sight, and ergonomically designed chairs and stools that can look both attractive and out of place. Some houses, however, have a certain kind of warmth in them, and can have a certain air of history they can have dilapidated floors and leaky faucets, but they can also be brightened up and fixed up, and then sold or lived in. Money can buy repairs and great furniture, but it can not buy history, so if you have an old house, you might still want to keep it.
Having an old house, of course, is not all fun and games. If you have wooden floors creaking under the weight of termites, walls that collapse at the merest push, doors that do not close, roofs that let the rain and sunshine in, and more things that go bump in the night, then you might have a fixer upper on your hands. fixer uppers are generally oldies but goodies: with a little repair, you can turn your house new again, and then sell it.
So why do fixer uppers appeal so much to a lot of people? They seem to combine all that old and all that new, they have a bit of history thrown into good repairs, so that you can be sure that the historical house will not create a historical uproar by crashing down on your head. When buying fixer uppers, you therefore need to check the history of the house and the repairs done on it, and take care that either aspect of the fixer upper does not clash into the other. That is, repairs were not done to completely take away the old house, and historical parts of the house were not kept simply for the purpose of keeping them, without considering the safety of the house occupants.
Taking care of a fixer upper, on the other hand, is more delicate work. Before taking on a fixer upper with the intention of selling it, you need to assess if the repair work that will be done on it will not bring the price of the house to unreachable levels. You need to know the prices of houses surrounding the fixer upper, and work along these lines. Other prices that might affect the overall price of the fixer upper include the location of the house, the vastness of the house grounds, its proximity to major roads and commercial locations, and its history. If your repairs will be too extensive, you will be on the losing end of the repair resell bargain, so you might want to let the fixer upper go instead.
On the other hand, if fixing up with fixer upper is worth the trouble and future price, then call in a historian to consult with you if the house has any valuable history that might be important to its future buyers. A historian or architecture expert will be able to tell you what parts of the house serve what purpose, which parts can be torn down without doing any major damage, and which parts should be left untouched, and with what allowable alterations. Some historians and architecture experts can also give you a prospective price on the house, so you can use this as a benchmark when determining if you should have the house repaired at all.
Next, look for bargains on repairs that have to be done on the house. If possible, get a repair team that specializes in repairing many aspects of old houses. Such a team should know how to repair or replace old pipes, fix electrical wiring, and repair partly destroyed walls. By hiring a team, you can save more money than hiring individual persons instead. Or, if you have your own repair skills, fix the fixer upper fortunes yourself but get the best repair or replacing products for your budget.
There are still many ways by which you can turn that fixer upper into a profit adder. You only need to know the values of houses on the market place, the cost of repairs, and the value of history.
